Mixed-Use Foundation

A three-story mixed-use building in Fremont — ground-floor retail under two levels of residential — needed a foundation system designed for mixed soil conditions and combined gravity and seismic demand.

Heavy loads, variable soils

The site's soil report showed variable bearing capacity across the footprint, while the three-story program concentrated significant gravity and lateral loads on the foundation. The system had to handle both without differential settlement.

Engineered footings matched to the soil

Working from the geotechnical report, we designed a footing and grade-beam system sized to the bearing capacity under each part of the building.

The foundation ties into the lateral system so seismic forces from all three stories resolve cleanly into the ground.

Settlement was evaluated across the footprint to keep movement within tolerance for the mixed-use program above.
