Maximum unit, minimum structure

A small lot and a tight budget meant the structure had to do more with less: a simple, efficient frame that still met seismic and Title 24 requirements without expensive over-engineering.

We designed a clean rectangular framing layout that minimizes material and labor while meeting lateral and gravity code requirements.

Shear walls and hold-downs were placed to brace the unit efficiently, and the foundation was sized for the soil and the compact footprint.

The structural set coordinates with the architectural drawings so the permit package moves as one.
